Can you hold a place before I apply?
Properties are generally rented on a first-come, first-served basis once a completed application and all required fees are received. We encourage you to apply as soon as possible to secure the home you’re interested in. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Most often, you’ll be required to pay the first month’s rent and a security deposit. Some homes may also require last month’s rent. -
How old do you have to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the deposit refundable?
Yes, security deposits are typically refundable, provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Any deductions for unpaid rent, cleaning, or damage will be itemized and documented. -
Who needs a cosigner?
A cosigner may be needed if your application doesn’t meet income, credit, or rental history requirements. Cosigners must meet our financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
You can apply online or in person. A completed application, application fee, and supporting documents—such as ID and proof of income—are required. -
How do I pay rent?
Rent can be paid online through your tenant portal, by bank transfer, or with a check or money order, depending on the options available for your property. Credit/Debit cards are also accepted through the portal, however they carry a processing fee (not paid to us). -
I want to get a pet. What do I do?
First, check your lease agreement and contact our office. Some properties allow pets with additional deposits or monthly pet rent, while others may have restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants are typically responsible for the lease until it ends. If one roommate wants to stay, they must qualify on their own or find an approved replacement tenant with management's approval. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice in advance of moving out. Review your lease for the notice period and submit your intent to vacate in writing by the required date. -
Who pays for repairs and maintenance?
We handle all routine maintenance and repair requests, which should be submitted through the tenant portal. However, if damage is caused by negligence or misuse, the tenant may be responsible for the cost.
